A chemical wash for a ducted FCU in the Klang Valley costs RM348 to RM468 per unit at the providers that publish a price. Ours is RM300 for a 1.5 to 3.5HP unit, and RM260 per unit when you wash three or more in one visit.
We read four public ducted and FCU price lists on 26 October 2026 before setting that number. Here is what we found, and how we got to ours.
What an FCU is, and why it costs more than a wall unit
FCU stands for fan coil unit. In a shop lot, office or clinic, and in some homes, it is the box above the ceiling that pushes cold air through ducts to the grilles you see. Some people call the whole thing "ducted aircond".
It costs more to wash than a wall unit for plain reasons. The coil and the blower are bigger. The technician works from an access panel above the ceiling, not from a unit at eye level. And there is often more than one unit in the same building, so the job runs longer.
What providers charge
Only some providers publish a ducted or FCU price. Others say "we quote after a site survey", which means you only learn the price after someone has looked at the job. Of the ones that do publish, this is the spread for one unit and for three or more units in one visit, per unit.

A typical listing for a 1.5 to 3.5HP unit is RM380, and a 4 to 6HP unit is RM550 at the one provider that prices by HP. Most give a 30-day water leak warranty on the chemical wash. One gives 45 days.
Scope differs, so read what is included before you compare numbers. Some lists include a gas top-up. Some include belt and motor checks. Prices also change, which is why the date matters.
What we charge
We priced ours under the lowest figure on that list, so the number is easy to compare.
- 1.5 to 3.5HP: RM300 per unit, or RM260 per unit from three units.
- 4 to 6HP: RM420 per unit, or RM370 per unit from three units.
For one 1.5 to 3.5HP unit, RM300 is RM90 under the median we found (RM390 - RM300 = RM90) and RM48 under the lowest published price (RM348 - RM300 = RM48). You can see the full table on our ducted FCU price page and on /pricing.
What three units cost
Most buildings have more than one FCU, so the three-unit rate matters more than the single one. Three 1.5 to 3.5HP units at the single rate are 3 x RM300 = RM900. At the three-unit rate they are 3 x RM260 = RM780, so you keep RM120 (3 x (RM300 - RM260) = RM120).
Put the same three units at the lowest published three-unit rate and the bill would be 3 x RM308 = RM924, which is RM144 more than ours (3 x (RM308 - RM260) = RM144). If you have a row of units in a shop lot or a floor of an office, book them in one visit and we clean them in one go. Our three-unit wall unit example works the same way.
What is included, and what is not
The chemical wash cleans the coil, the blower fan, the filter and the drain pan with chemical agents. It removes the grease, slime and mould that build up inside. You get a 1-month water leaking warranty, before and after photos on WhatsApp, and no call-out fee.
What we do not price from a list: VRV, AHU and central systems, and units that are hard to reach. Those are quoted after you send a photo or after a site check. If we find a separate fault while we are there, a worn part for example, it is quoted separately from the wash.
When to wash an FCU
Weak airflow at the grilles is the usual first sign. A musty smell when the system starts is another. Water marks on the ceiling near a grille or the unit should be checked quickly, before the ceiling board is damaged.
We suggest a chemical wash every 6 to 12 months, and sooner if the system runs all day in a shop or office.
